plush hotel but some of the features that residential complexes in Delhi’s
suburbs are boasting of.
With swimming pools and
community halls becoming expected add-ons, companies are coming up with
newer ideas to pull in customers looking for a luxurious lifestyle. ‘‘The
expectations of clients have gone up. They are aware of the international
trends. Competition also plays a role. If someone builds one pool, the
other one will have two,’’ says Rohtas Goel, CMD of Omaxe
Construction Ltd, adding that people want a farmhouse kind of ambience
in condominiums too. Unitech Nirvana in Gurgaon is promising ‘‘peace of mind’’. The additional features include specific spaces for meditation and yoga. The project ranges from Rs 35 to Rs 50 lakh. ‘‘Earlier, people just wanted a house. Now, one can pay more and one also expects more,’’ says Sanjay Hundoo, GM (marketing) of Jaipuria Group. The company is coming up with Park View City, a housing complex in Gurgaon, and Sunrise Greens in Indirapuram, Ghaziabad. Park View City has barbecue pits, sandpits and a skating rink. The USP of Sunrise Greens is a green patch over 3.5 acres. ‘‘We may even play music in the park,’’ says Hundoo. The apartments cost Rs 13 lakh to Rs 3 crore. Most real-estate firms are laying emphasis on having a club within their housing complexes. The facilities offered may range from badminton and basketball courts to a well-equipped gym, sauna and squash and snooker rooms. Unitech World Spa, an apartment complex in Gurgaon, has a massage room and an aromatherapy centre. The lawns will also have hammocks. The apartments come for about Rs 1 crore. Omaxe Forest, coming up by the Taj Expressway in Noida, lists a multi-cuisine restaurant in the club. It also has a rivulet in front of each block. ‘‘Already, 22 flats have been booked,’’ says Goel. The apartments and penthouses cost between Rs 1.13 crore and Rs 1.84 crore. If that strikes you as steep, there are houses for almost double the price. Jaypee Greens, an 18-hole golf course in Greater Noida, will have condominiums and estate homes overlooking the golf course. Prices range from Rs 65 lakh to Rs 3.5 crore. Goel says that only projects with innovative features will sell in the future. So what can we expect now? An artificial beach, perhaps? |
